Real estate video in Morocco: what actually sells

Real estate is the sector where video pays for itself fastest, for a simple reason: the product is expensive, the buyer is often elsewhere, and the decision forms long before the viewing.

In Morocco that goes double. A significant share of buyers — Moroccans living abroad, Gulf investors, expatriates — will not see the property in person until after they have decided it interests them.

What holds attention

Volume, immediately. The first three seconds have to answer "what is this, and is it big?". A wide, stable shot showing a whole space. Not a close-up of a door handle.

A continuous route. The buyer needs to understand how you move through it: entrance, living room, kitchen, bedrooms, outside. An edit that jumps between rooms with no logic leaves an impression of a maze, and mazes do not sell.

Real light. Filming at the right hour beats correcting afterwards. A west-facing living room is filmed late afternoon; a patio mid-morning. It is free, and it is the single biggest difference between two videos of the same property.

The surroundings. One aerial that places the property — the sea three streets away, the park opposite, the access to the ring road — answers the question every buyer asks second: "where exactly is this?"

The four mistakes that close the tab

  1. Loud music, no commentary. Ninety seconds of piano over drifting shots is pretty and empty. A buyer has questions: floor area, orientation, which storey, service charges. A voiceover or text cards beat another music track.
  1. Extreme wide angle. It makes rooms look enormous, the buyer arrives, discovers reality, and trust is gone for the rest of the viewing. Slightly wide, not distorted.
  1. Only a vertical cut. A 9:16 for Instagram is no use on a property portal or in an email. Plan both formats at the shoot, not afterwards.
  1. The empty property. A bare space reads smaller on screen. It is counter-intuitive and it is consistent.

New builds: filming what does not exist yet

For a development under construction there is nothing to film. That is where animation takes over.

We did exactly this for an architect: his plans and renders turned into a film — same volumes, same materials, same light as the designed project, but moving, and finished to a level a standard 3D walkthrough does not reach. The project stays his; we build the image.

Does property video really sell faster?
Mostly it filters better. A buyer who has seen the volume, the light and the orientation arrives at the viewing already convinced, or does not come at all — which saves both sides time. For remote buyers, particularly Moroccans abroad and foreign investors, the video is often the only viewing before the decision.
What does a property video cost in Morocco?
For a single property with a filmed walkthrough and some exteriors: typically 8,000 to 20,000 MAD. A full new development, with 3D animation of unbuilt spaces, goes higher depending on how many unit types have to be represented.
Can you film a building by drone in Morocco?
Yes, under professional authorisation only. It is applied for in advance, usually 10 to 20 working days, and longer near an airport or a sensitive zone. Recreational flying is banned.
Should a property be filmed empty or furnished?
Furnished, almost always. An empty space looks smaller on screen, not bigger: the eye has no reference for scale. If the property is empty, light staging — some furniture, textiles, lamps — changes the result more than any camera will.
